HOME STAGING:  A PROFESSION
By now, most people have a general idea of what a Home Stager is. Increasingly, homeowners are becoming educated on how important it is to use a Home Stager to help market their home, to sell quickly and for more money. Thanks to shows that are aired on HGTV, television programs paint a glamorous picture of this profession; I for example don’t have a “behind the scenes” crew of 8 that come sweeping in once the homeowners have left, while I stand and point to what’s needed to be done. I wish! (Can you imagine what the cost of that stage would be to hire all those people?) I do it all myself with the help of an assistant. A Home Staging career does look and sound like a dream job. You dream of spending your days shopping and decorating homes for a living and you don’t need to spend years at university to do it. Not exactly.

First you must understand what a Home Stager is.

Home Staging is NOT interior decorating; it can be quite the opposite. As you know Interior Decorating is when you pull together a look that is the expression of the clients own personality and lifestyle. Home Staging is doing the opposite, It means removing the client’s personality.

As a Home Stager it’s your job to Market the home, and show off its best features and minimize it’s not so great features. You also have to leave room for the buyer’s own imagination, and not bring in your own personal taste in every single stage. A Home Stager targets a certain buyer for that particular property. In most cases you don’t know who the potential buyer will be, but if you are an experienced and knowledgeable stager, you will know who will more likely buy the property depending on size, price and location. So you will need to stay updated in the Real Estate Market and know your areas in regards to the kind of buyers purchasing in those areas.

To become a successful home staging professional, you first need to ask yourself a few very important questions.

Are you truly gifted in Interior Design? Were you born with this creative gene or not?

Do you really know how to pull a room together with art, accessories and furniture in a very short time frame? Yes, there are lots of Home Staging courses out there that will teach you how to be a Home Stager, but unless you have the “creative gene “ you will always be two steps behind Top Stagers in your area.

Are you financially prepared to start your own business?

If you thinking of being a Home Stager, then you will more then likely be opening your own business. What these Home Staging Courses don’t tell you is, what the employment availability is in the industry for your area. The chances of being hired by an existing staging company is very slim. What they also don’t tell you is, if by luck you were to be hired by an existing company as an assistant, or helper, it will be more then likely part-time contract work. Staging companies like myself, need time to do consultations and preparation for each and every job.

Do you have great communication and people skills?

As a Home Stager you will be going into peoples homes, and help them prepare their homes to sell.You will need to have excellent people skills and the ability to communicate effectively to make professional suggestions on how they can better their home for the sale, while not coming across as judgmental or offensive.

Once you’ve decided to go forward and you would like to be a Home Stager you will then need to take a staging course to obtain certification. Once you are certified you will need experience. How to get that experience would be to try it with friends and family. Always ask for opinions and feedback and get photos as you will need a portfolio.
As a Home Staging Business you will need to have lots of capital to get your business up and running. You will also need Insurance, this is very important. You will need to purchase furniture, art and accessories, with options to rent furniture if you choose. You will also need a storage facility and a large vehicle to transport staging items to and from the job site.

The home staging industry can be a difficult niche to break into, but for those with talent, determination and charisma, this career and challenge can be incredibly worthwhile.
