By knowing what to tell your Realtor®, together you can put together a great written listing that will attract as many potential buyers seeking out the lifestyle that your home has to offer.

Here is a list of tips to generate a positive, attention grabbing real estate ad that is both descriptive and informative.

Tips:

-Write a strong opening statement about your home. Something like, “Gorgeous 2-story located on a waterfront lot.” You could also mention a specific key feature of the home, such as its large front porch or secluded location. Highlight the best features with only two or three best features in the opening sentences. Include things like “located close to schools” or “easy access to major highways.” Talk about the neighbourhood. Mention the location and nearby conveniences like a farmers market, mall, library or coffee shop.

-List the number of bedrooms and bathrooms Highlight updates and additions. List cosmetic updates like new paint, carpet and fixtures, and major updates like a new roof, furnace or water heater.

- Accentuate the positive. State details, that set your property apart from others. List things like an extra bath, a family room, fireplace or other special features that are especially uncommon in the area

-Include outstanding architectural details and special features like hardwood floors, vaulted ceilings, archways and beamed ceilings. Mention specific period details.

-Give details about the exterior style of the home. Specify that garage is attached, front- or side-loading; the driveway is concrete or paved; and the yard is fenced or nicely landscaped.

Use language to create the mood of a family home or a condo for young professionals. Suggest that the property is the perfect place to raise a family or just right for down-sizing empty nesters. Highlight the features paints a picture for the prospective buyer.

-Use positive words throughout the ad. “Cozy” instead of “small,” “charming” for “old” and “needs TLC” for a home that needs some work are more appealing and can draw more interest.

-End the ad with a reason for a home buyer to call. Something like “Don’t let this home get away” or “Will sell fast, call now” can make a buyer call for details.

 And Remember Phrasing should catch the buyer’s attention by providing all the information to lead them their next home
